Key Requirements for Concrete Surfaces

Sidewalks and walkways: Minimum 36 inches wide (48 inches preferred), maximum 2% cross slope, maximum 5% running slope, stable and slip-resistant surface, no abrupt level changes greater than 1/4 inch.

Curb ramps: Required at all pedestrian crossings, maximum 8.33% slope, detectable warning surfaces (truncated domes) required, 48-inch minimum landing at top and bottom.

Parking lots: Accessible spaces with 8-foot minimum width, van-accessible spaces with 8-foot access aisles, 2% maximum slope in accessible areas, compliant signage at 60 inches minimum height.

Fines and Liability

First ADA violation: up to $75,000 in federal fines. Subsequent violations: up to $150,000. Additionally, private lawsuits under ADA allow plaintiffs to recover attorney's fees — making your property a target for serial ADA litigators, which are particularly active in South Florida.
